Keys to Helping You Sell Your House Faster

What makes one house sell faster than another? That’s a common question on many Seller’s minds. Many things can influence why some homes are scooped up immediately, while others in the neighborhood sit on the market for months. Oftentimes if a home is in a “hot” (read as “desirable”) area, has fantastic curb appeal, or is in a top ranked school district, it will be grabbed quickly by a lucky Buyer. It’s true, that buyers typically have their priority items and wish lists in mind when shopping for a new home, but did you know that final decisions are often based on psychological factors, emotions, and gut feelings -- not just cold, hard facts!
With this in mind, let’s explore some key factors which you can use to help increase your chances of selling your home faster.

  • I've Got That Feeling...Good Feelings Help Sell Houses: No kidding around, it really does!I know it may sound silly, but imagine it’s something like using a dating app. In this digital age, if your home looks attractive and inviting from the street, prospective Buyers are going to be more likely to want to see it, especially if it’s also well cared for on the inside as well. If it’s not “appealing”, they will typically swipe right past it. When your home conveys a sense of pride in ownership plus attention to detail, it sends a positive psychological message to house hunters. The power of suggestion can also work in your favor when you're trying to make a positive and favorable impression on potential Buyers. Never underestimate the positive influence that displaying fresh flowers, a simple bowl of fruit, or even table settings in your dining room or kitchen can make in helping you to create a more inviting, appealing atmosphere. The right furniture arrangements can also create positive images of potential family gatherings, intimate conversations, or relaxing afternoons on the backyard deck.
  • If There's Clutter, There's Discomfort: Clutter creates a feeling of discomfort. If folks have to navigate around furniture and objects in a maze-like fashion, take that as a sign that your home is a bit too cluttered. People feel uncomfortable when there is clutter, especially if it’s not their own! Psychologically, it can cause people to feel as if there won’t be enough space for their belongings either. Remove bulky items or furniture which make rooms look cramped and cluttered. Instead, create a feeling of spaciousness (remember, sometimes less is more!). This will help you bring out the best in all areas of your home.
  • Small Touches Can Make a Big Difference: Never underestimate the power of the "little things", especially visual and scent related. Displaying vases of fresh-cut flowers, an appetizing bowl of fruit in the kitchen, or colorful, new towels in the bathroom can help enhance the ambiance of your home. When I worked in New Construction (& it’s “old school” thinking), the smell of fresh baked cookies or muffins, or coffee brewing infuses your home with a comforting and inviting fragrance. A house that looks and smells clean will also help create a positive multi-sensory experience for your visitors.
  • The Price Is RightIdeally, the price of your home should be based on comparable properties in your neighborhood and what they recently sold for. If your home is not in the same ball park, you could easily scare away qualified buyers who would otherwise be ready to make an offer. Once you get caught in that cycle, the perceived value of your home and its overall desirability can begin a downward slide.
